4. Project Scope. CENWO intends to procure Construction Services for the construction of the Department of Energy – Legacy Management Grand Junction Field Service Center, Grand Junction, CO, Building A and Site Work. The scope encompasses the complete interior and exterior renovation of Building A, an existing 3-story office building of approximately 40,000 SF, and site improvements.
a. Location: 764 Horizon Drive, Grand Junction, CO
b. Current Status: A full design is currently under development under a separate contract, informed by recent geotechnical, utility, and hazardous material investigations.
c. Site Improvements & Utilities: The campus requires specific logistical and civil upgrades to enhance functionality and accessibility. This includes utility upgrades and relocations informed by design-phase potholing and camera surveys, parking modifications, new exterior lighting, paving, grading, landscaping, and fencing
d. Building A Renovation: Interior and exterior renovation of Building A to create a permanent, modern work facility. The building will be unoccupied, and the renovation will focus on:
i. Dimensions: The structure is a 3-story office building with an approximate gross square footage (GSF) of 40,000.
ii. MEP Overhaul: Architectural, Structural, Mechanical, Electrical, and Plumbing (MEP) systems upgrades.
e. Demolition, Abatement, and Modifications:
i. Full removal and replacement of the existing concrete floor slab.
ii. Abatement and handling of hazardous materials identified during design surveys, including asbestos, lead- based paint, PCBs, and mold.
